Preparing your finance for a knock down rebuild

The most common way to finance a knock-down and rebuild job is by attaining a construction loan or a knock down rebuild home loan which most lenders offer. Like any loan, you will need to provide proof of income - however, if you’ve owned your home for a while, then you may have a higher borrowing capacity based on your land equity. To get started, contact a home loan broker to begin sifting through your finances!

Checking Your Approvals

Before making any decisions on new home designs and building plans, we recommend speaking with an expert or building consultant to find out if your property will pass local council regulations, and evaluation processes and discover which permits and approvals you will need to get on your way. Once you’ve been given the green light for these requirements, it is also worth checking with your desired home-building company to ensure that they also can also service in your area – if so, looks like you’re ready to go!

Demolish Your Home

It’s time to put the “knock down” in knock down and rebuild! Most building companies will require you to source your own demolishing and will be able to refer you to a specified demolition contractor. However, if you’re dealing with a bigger company – they may be able to organize this on your behalf. You’ll need to attain demolition approval in advance which will generally take a few weeks to process. Once you’re all set, the demolition itself will range from about 2-8 days depending on the complexity of the property.

Knock down rebuild costs & Things to consider

Knock down rebuild costs

When it comes to predicting the price of a knock down rebuild, this can vary depending on the type of land that is being demolished, which kind of house design you decide to build and whether your job requires any additional costs.

Drafting and Designs

The cost of your home design ultimately depends on the builder you choose and what house you have selected to build. On average, new built homes usually range from anywhere between $200,000 to $600,000 in Sydney. Usually, customised homes are more costly due to the resources and time spent on drafting up the design and adding in your inclusions. If you choose to go with a non customisable builder, then this usually factors in all your inclusions and the price is more likely to be lower.

Demolition

Many people underestimate how much demolition costs can vary. The price of demolition can sit anywhere between $10,000 - $50,000 depending on the size of the land and its location, the quality of the old house and whether there are many surrounding things to dispose. As home building experts, we always advise our clients to allow $40,000 for demolition costs just to be safe.

Site Costs

There’s a misconception that site costs and demolition costs are combined. Site costs are usually factored in by your builder after the demolition takes place and can range widely depending on the state and location of your land. On average, site costs can cost around $10,000 however can be tricky to determine with hidden and additional costs.

Considerations when deciding on a knock down rebuild builder

There are a range of factors that should be considered upon deciding to knock down and rebuild. Most people choose to rebuild because they love the location but the home is either worn or outdated, however, it’s important to take into account time, money, market conditions, design preferences and the intention for your home. We always believe that speaking with a building expert is the best way to determine whether knocking down and rebuilding is the way to go for you!

How long does the knock down rebuild take?

Knockdown and rebuild jobs generally take 10 to 12 months, depending on the builder and house design chosen. The demolition process takes no more than 3 days, however the construction time will ultimately rely on multiple variables such as weather conditions, council permits, waste removal and the home being built.

How can you save money on the knock down rebuild process?

There are some ways that you can save money during the knockdown rebuild process and one of them is by recycling materials from your demolished home such as timber, tiles and other home features. Many demolition companies will retrieve and purchase the materials to send to other builders, putting cash back in your pocket! Additionally, it’s always important to negotiate during the process with your builders, lenders and demolition company.

Frequently Asked Questions

What is a knockdown rebuild?

A knock down rebuild is a process where your existing home is completely demolished and a new home is built in replacement.

Why should I knockdown and rebuild instead of renovating?

Great question! There is no one answer to this, because it is a very personal decision that depends on the condition and capabilities of your existing house, your budget, and what you ultimately want in the final outcome. However, there are huge benefits to starting from scratch with a brand new build, instead of experiencing the renovation life.

As land releases continue becoming more scarce, people in NSW are recognising the value of their current lots and see the benefits that come along with preserving it. Knocking down and rebuilding is proving to be a better financial strategy for homeowners as the value of your property is more likely to go up in conjunction with a new home build. Doing so also allows you and your family to live the current life that you have set up for yourselves by maintaining your locality and lifestyle

Some of the top benefits to a knockdown rebuild instead of renovating are:

  • Transparent costs (far less, if any, unexpected costs. Renovations tend to have a lot of them).

  • It can be more cost effective overall, especially if a renovation would require big structural changes.

  • You can choose the design of your dreams, without sacrificing any needs or wants for your family.

  • Everything in your home is new.

  • You don’t have to compromise design preferences just to fit an existing house design.

  • The process can be a lot easier and quicker, if you’re with a trusted and reliable builder.

Is a knock down rebuild worth it?

Some may argue whether it is worth the spend. At the end of the day, it depends on your personal needs, whether you’re happy in the area you’re in, and if you see value in building a new home.

Do I need permission to knock down a house?

Yes, you need council approval to be able to proceed with a knock down rebuild.

Why are knock down rebuild costs so high?

There are a few cost factors that come into play when proceeding with a knock down rebuild which can cause a higher cost. These include site costs, demolition costs and the cost of your new home build. The type of block you have and the home design you choose will play a large role in the cost.

Is it cheaper to rebuild or buy a new house?

When purchasing an established home you aren’t just paying for the home, you’re also paying for the area, land value and amenities like shopping centres, transport etc. Compared with a KDR all those cost factors are taken out of the price as you are already established in an area. All you are paying for is the cost of your new home as well as site and demolition costs.

How much does a house knock down in Sydney usually cost?

The million-dollar question, what is the cost of a knock down rebuild in Sydney? Although the answer is ultimately relative and will depend on your site conditions, council requirements and home design; we will give you a rough pricing guide that we usually give to our clients to provide some insight. You’ll need to factor in site costs, demolition costs and your new home build cost to put aside. Generally, the demolition costs range from about $20,000-$25,000 however, we always recommend allowing up to $40,000 all together for both demolition and site costs to clear out your site for your new home build! However, at Domaine we are offering you a cash-back guarantee to assist you with this!
