How Much Does It Cost to Build on the Gold Coast?
Thinking of building on the Gold Coast but unsure about cost? We've got you covered.
The Gold Coast is a gorgeous location in South East Queensland renowned around the world for its beautiful beaches. But how much does it cost to live in this white sandy paradise? When considering cost, it’s important to first figure out whether you’re building a single storey or double storey home. That will impact how big of a block you’ll need to purchase.
According to Realestate.com, the average price of land on the Gold Coast is approximately $818 per square metre, meaning that if you want a 600sqm block of land, you should aim to budget around $490,800. This does heavily depend on factors such as where on the Gold Coast you build, and also how close you are to the city or coastline. On top of this, the price of your block will also depend on the slope of your block. The flatter your block is the easier it will be to build on, however, it may also be more expensive due to not incurring extra costs. Generally speaking it could be useful to remember that a flat block is cheaper than a sloped block because of the extra site costs you’ll have to pay when building to create a base for your home. So even if your flat block is marginally more expensive than the sloped one down the road, it may end up being the cheaper option in the long run. You may also want to consider asking the land developer about the soil quality, as soil composition can sometimes impact the cost of building foundations and the amount of earthworks.
Cost also depends heavily on which home you build. Single stories are a popular option as they suit every family type from every walk of life, with our Miami 24, Acacia 22 and Nevada 28 being the most popular, and for good reason. The Miami 24 is designed for families looking for a perfect balance of style and comfort. Boasting two spacious living areas as well as a large alfresco, the Miami creates the perfect space for entertainers. Designed to suit 12.5m+ lot widths, the four separate bedrooms ensure that everyone in the family has their own private retreats, while the double garage provides plenty of room to store both family cars, or provide extra storage space. On display at our Kalina display centre at Springfield, the Miami is a must-see. Our Acacia 22 offers a design that is comfortable and relaxing, using an innovative approach to space allowing sizeable communal areas and bedrooms, while also being suitable to build on smaller blocks with 12.5m wide frontages. The kitchen flows naturally onto the alfresco, and is complete with a big walk-in pantry, while the two spacious living areas and large alfresco provide plenty of room to entertain guests. The master suite is situated at the rear of the home, creating the perfect parents retreat, and features a large walk in robe and luxurious ensuite.
The Nevada 28 is a large, four-bedroom home that’s designed for families of all ages and fits neatly on 14m+ lot widths. It features four separate living areas, and four generous bedrooms ensuring that there’s plenty of space for the whole family to spread out, or come together for a movie night. An open plan kitchen, living and dining flow naturally onto the large alfresco, designed to make entertaining in the Nevada an ease.
